We are looking for a Surveying Services Manager to join our Asset Management team to be responsible for delivering an efficient planned investment programme, major repairs and other major property issues including mould prevention. You’ll oversee the provision of high-quality surveying related services across the organisation to ensure compliance with Decent Home Standard and other relevant legislation. You’ll ensure planned delivery is aligned with the Business plan over the next 5 and 30 years.
You’ll oversee delivery of the organisation’s planned investment programme ensuring it is delivered on time and within agreed budgets. You’ll also oversee major repair projects, and deal with other major property problems as they arise.
You’ll oversee the procurement and management of contractors and consultants, ensuring that all contracts are procured with a stringent focus on value for money, compliance with regulations and continuous performance monitoring.
You’ll be the organisational lead on adaptations, alterations, energy efficiency measures and the Decent Homes Standard, keeping colleagues informed on potential legal and regulatory changes. You’ll ensure compliance with the Housing Health and Safety Rating System (HHSRS) by identifying and addressing potential hazards to maintain safe and healthy living conditions.
You’ll bring your experience of delivering investment programmes and planned maintenance including experience of monitoring budgets and contract specifications. You’ll have experience of managing large projects from inception to completion and monitoring budgets and contract specifications. You’ll have experience of operating asset management databases, undertaking stock condition surveys and disrepair cases.
Confident with figures in managing large projects; costing work, assessing value for money with the ability to prepare specifications, plans and schedule of works. You’ll possess excellent communication skills both verbal and written and be able to prioritise a varied workload.
Ideally, you will have an NVQ level 4 or HND in surveying or a related field, be RICS qualified, and be able to demonstrate ongoing professional development. In addition, you will have post-qualification experience and understanding in MRICS. We encourage you to apply if you are working towards these qualifications or can demonstrate extensive CPD. An Exciting opportunity to join Housing Solutions as a Resident Empowerment Apprentice, under a fixed term 18 month contract to complete an apprentice qualification alongside employment, such as Housing and Property Management Level 3 or Level 4 Apprenticeship depending on experience, working towards the additional qualification of the Certificate in Housing Level 4.

We are looking for a “people person” who can build relationships with residents and stakeholders from all walks of life, someone who is able, and eager to make a positive impact on communities within the local area and be passionate about empowering our residents.
You’ll need to have a housing background or have a minimum of 2 A levels and English GCSE and you will be required to carry out a project as part of your role. You must be confident and well organised and have the ability to work on your own initiative as well as collaboratively across the organisation to support our goal of resident empowerment. You will need to be computer literate and have a polite and professional manner with good communication skills. Previous administration, or customer service skills would be advantageous but not essential for the role.

You will have excellent negotiation, communication and interpersonal skills and will be able to work under pressure and meet tight deadlines, while ensuring a high level of integrity and professionalism. Delivered through our high performing in-house DLO and supported by specialist contractors, we have exciting plans to grow our in-house repairs service and are looking for an experienced Head of Repairs to lead this positive expansion. The role is an integral part of our Senior Leadership Team working collaboratively to deliver positive outcomes for our residents and local communities.
You will be able to demonstrate consistently strong leadership and strategic direction to both our in-house trades teams and contractors to deliver a cost effective and efficient service to our residents and clients.
You’ll bring to the role your strong experience of working at a head of service level within a Housing Association or social housing contractor, along with experience of housing repairs in a responsive environment. Responsible for Health & Safety compliance within repairs, you’ll have a clear understanding of risk assessment, method statements and accident investigation protocols. You’ll possess excellent communication skills both verbal and written and be able to prioritise a varied workload.
You’ll be IOSH qualified and hold a compliance qualification or have a relevant professional qualification in housing or building and/or suitable experience within building maintenance.
